Property Taxes in Montgomery County
Montgomery County is home to The Woodlands, Conroe, Willis, Magnolia, and other fast-growing communities north of Houston. As the area's population and housing demand have grown, so have property assessments from the Montgomery Central Appraisal District (MCAD). Many homeowners find their assessed values rising faster than actual market conditions justify.
If your Montgomery County property assessment seems too high, you have the right to protest. The process is the same across Texas — file before the May 15 deadline (or 30 days after your notice was mailed), present your evidence, and the appraisal district determines whether your value should be lowered.
How to Protest with Montgomery County CAD
The Montgomery Central Appraisal District (MCAD) accepts protest filings online, by mail, or in person. You will need your property account number, which appears on your Notice of Appraised Value. When filing, select your protest basis: market value, unequal appraisal, or both.
After filing, MCAD schedules an informal hearing where you meet one-on-one with a staff appraiser. Bring your evidence — the appraiser can agree to a reduction on the spot if the data supports it. If you cannot reach an agreement, you can proceed to a formal hearing before the Appraisal Review Board (ARB).
The key to a successful protest is evidence. Without comparable sales data and equity analysis, you are relying on the appraiser's judgment alone. A well-prepared protest report shifts the conversation from opinions to data.
What Evidence Do You Need?
MCAD appraisers evaluate the same types of evidence used by all Texas appraisal districts. The most effective evidence includes:
- Comparable sales — recent sales of similar Montgomery County homes at prices below your assessment
- Equity data — assessments of comparable properties showing yours is valued unfairly high
- Property-specific adjustments — each comp is adjusted for differences in sqft, age, and features for an apples-to-apples comparison
- Property condition — documentation of damage, deferred maintenance, or other issues reducing value
